Tenant Evaluation Screening
All new & renewing lease applicants and occupants are required to complete the Tenant Evaluation screening process in addition to the VillageWalk lease application package.
Important: The primary lessee/tenant application, renewal application, and occupant application are separate application types within the Tenant Evaluation system. Please be sure to select the correct application type when applying.
New Lease Applications: For new tenants leasing a property within VillageWalk.
Lease Renewal Applications: For existing tenants renewing an approved lease.
Occupant Applications: For additional occupants residing in the home who are not the primary lessee/applicant.
Step 1: Review the lease application instructions and required documents.
Step 2: Access the Tenant Evaluation Portal and create your free account or log in to an existing account.
Step 3: Enter the VillageWalk community code provided in your application packet and select the appropriate application type.
Step 4: Complete all required information and upload the necessary supporting documentation.
Applications may be saved and completed later by logging back into your Tenant Evaluation account.

Sales & Lease Procedures
Please review the following procedures regarding sales and leases within VillageWalk:
- The entire application must be completed in full. Incomplete applications will not be processed.
- The purchase contract or lease agreement must be attached when submitting the application to the HOA office.
- All sale and lease applications require a minimum fourteen (14) business day processing period. No exceptions.
- Lease applications require a $500 application fee regardless of lease duration, including annual and seasonal leases.
- Sale applications do not require an application fee; however, a two (2) month contribution to the HOA Capital Fund is due at closing.
- The Capital Fund contribution amount is based on the current quarterly assessment for the applicable home model.
- Please allow additional processing time if applications are incomplete or missing documentation.
- Please do not repeatedly contact the HOA office for application status updates during the processing period, as this may delay processing.

Assessments are due quarterly in January, April, July, and October.
Payment is expected by the 15th of the month.
Barcodes & ID Cards
Leases: Barcode and ID card appointments are scheduled once the lease term officially begins. No exceptions.
Sales: Barcode and ID card appointments are scheduled once the recorded deed has been received by the HOA office.
It is the responsibility of the seller’s agent or representative to follow up with the HOA office after the fourteen (14) business day processing period has concluded.
Certificate of Approval (COA)
Once a Certificate of Approval (COA) has been issued, the agent or designated representative must pick up the COA in person at the HOA office.
The HOA office window is open Monday through Friday from 9:00 AM to 4:00 PM.
Open House Signage
Open house signage is not permitted within VillageWalk. Please refer to the Residential Property Use Restrictions, Article 9, Section 9.2.A. Signs.
