Purchase / Sale Application Process
Purchase applications are for new owners purchasing a home within VillageWalk. The purchase application process is handled directly through the VillageWalk HOA Office and is separate from the lease / tenant screening process.

Purchase Application Process
  1. Review the Purchase Application Packet and all required documents.
  2. Complete the Purchase Application Packet in full.
  3. Attach a copy of the signed sales contract.
  4. Attach all required supporting documentation, including occupant forms, photo IDs, and barcode registration forms, if applicable.
  5. Submit the completed application packet to the VillageWalk HOA Office by email, mail, or in person.
  6. Please allow a minimum fourteen (14) business day processing period after all required documentation has been received.
  7. Once approved, the Certificate of Approval (COA) must be picked up from the HOA Office.
  8. After closing, the recorded deed must be provided to the HOA Office before barcode and Resident ID Card appointments may be scheduled.
Important Purchase Information
  • Sale applications do not require an application fee.
  • A two (2) month contribution to the HOA Capital Fund is due at closing.
  • The Capital Fund contribution amount is based on the current quarterly assessment for the applicable home model.
  • Proof of homeowners insurance must be provided to the HOA Office within thirty (30) days after closing.
  • Incomplete applications or missing documentation may result in delayed processing.
 
Lease Application Process
Lease applications for VillageWalk are completed online through the Tenant Evaluation system.
 
All new lease applicants, lease renewal applicants, and occupants are required to complete the Tenant Evaluation screening process in addition to complying with VillageWalk leasing requirements and governing documents.

Lease Application Process
  1. Review the lease instructions, requirements, and governing documents.
  2. Access the Tenant Evaluation Portal and create an account or log into an existing account.
  3. Enter the VillageWalk community code provided in the lease instructions.
  4. Select the appropriate application type:
    • New Lease Application
    • Lease Renewal Application
    • Occupant Application
  5. Complete all required information and upload the required supporting documentation directly within the Tenant Evaluation system.
  6. Submit payment and complete the online screening process as instructed by Tenant Evaluation.
  7. Please allow a minimum fourteen (14) business day processing period after all required information and documentation has been submitted.
 
Important Lease Information
  • The primary lessee/tenant application, lease renewal application, and occupant application are separate application types within the Tenant Evaluation system.
  • Occupant applications are required for additional adult occupants residing in the home who are not the primary lessee/applicant.
  • Applications may be saved and completed later by logging back into the Tenant Evaluation account.
  • Incomplete applications or missing documentation may result in delayed processing.
  • Lease applications require a $500 application fee regardless of lease duration, including annual and seasonal leases.

Assessments are due quarterly in January, April, July, and October. Payment is expected by the 15th of the applicable month.
 
Barcodes & Resident ID Cards
Sales: Barcode and Resident ID Card appointments are scheduled after the recorded deed has been received by the HOA Office.
 
Leases: Barcode and Resident ID Card appointments are scheduled after the approved lease term officially begins.
 
It is the responsibility of the purchaser, tenant, realtor, owner, or designated representative to follow up with the HOA Office after the application processing period has concluded.
 
Certificate of Approval (COA)
Once a Certificate of Approval (COA) has been issued, the purchaser, tenant, realtor, owner, or designated representative must pick up the COA in person at the HOA Office.
 
The HOA Office window is open Monday through Friday from 9:00 AM to 4:00 PM.
 
New Resident Information & Forms
Additional resident onboarding forms, setup information, and community resources may be found on the VillageWalk website.
Existing Resident Information Updates
Current residents may use the Resident Information Update Form to update household contact information, phone numbers, email addresses, emergency contact information, directory preferences, and online communication preferences.
 
Please note that information submitted on the form may be included in the VillageWalk Resident Directory unless you choose to opt out. Residents may select what information may be published or may choose not to be included in the directory entirely.
 
The HOA office will not sell or distribute email addresses to third parties. Email addresses provided may be used for community communications, important Association notices, electronic voting information, community updates, and activities.
 
 
Completed forms may be returned to the HOA Office or submitted as instructed by management.

Open House Signage
Open house signage is not permitted within VillageWalk. Please refer to the Residential Property Use Restrictions, Article 9, Section 9.2.A. Signs.
